Selling your home doesn′t just mean hiring a Realtor to stick a sign in your front yard. There are a lot of preparations you should make to ensure you get the best offer possible in the shortest time.
Buyers in today's market are looking for a home that is either a great deal and needing remodeling, or a home that is turnkey. Homes that need a bit of repair and cosmetic updating usually do not command top dollar in the type of balanced market we currently have in the Phoenix area. Consider investing a little money on the front end and make your home the best looking house on the block.
Repair. While you may no longer see the dents in the wall or notice the leaky faucet, buyers have eagle eyes. Months before you are ready to put your home on the market, make a list of things inside and out that need to be repaired. Hire professionals as needed to fix any major systems and be sure to save all your repair receipts.
Refresh. Buyers want to see themselves in your home. If your home has worn carpet, 80's brass hardware, and all your collectibles covering visible surfaces, this will be much harder for them to do. Try replacing any bold color choices on your walls with something neutral—beiges, grays, and whites. Consider new carpet, neutral tile or wood, stone countertops, and brushed nickel or oil-rubbed bronze hardware and light fixtures. A proper refresh can help prospective buyers imagine all the possibilities.
Stage. Once your house is clean and updated, the staging comes in to play. Clear the counters, organize closets and pantries, freshen up the landscaping, and place pots of seasonal flowers outside the front door. Make buyers fall in love with your home the minute they drive up to the property.
